- Improve aesthetics and functional deficiencies around the property.
- Set a higher standard for the community to increase property values and to maintain them.
- Encourage active participation and community leadership
- Bring back our former community newsletter – both online and in print (for individuals who are not on the internet).
- Improve the community website to make it more interactive with better content and full information to communicate with all owners and residents. Institute transparency and accessibility by introducing a community web application (app) for cell phone compatibility.
- Maximize technology, guidance, and resources, checks and balances, to help organize board member activities and maintenance into an empowered proactive role vs. reactive role.
- Enlist the return of organized and functional committees – we need community participation and it will help the board accomplish more
- Hold meetings throughout the year and not just seasonally. Utilize technology, such as Zoom for our offsite owners to participate and for today’s Covid-19 concerns. We know that business cannot be accomplished without properly noticed and held meetings. Why are we only holding meetings during the winter months when this is a full time community?
- Enlist a committee to review and present our documents for needed updates, changes in the law, reciprocated accountability, and clarity. A lot has changed in 40 + years and our documents and procedures are limited to lifestyles and needs from in the 1970s.
- Research and introduce electronic voting. This is now legal and is covered in Florida Statute 718.128.
- By way of majority membership vote, draft, introduce, and enforce a board member code of ethics – checks and balances. Include all board members in all decisions and empower them to actively participate in the oversight and upkeep of the community.
- Organize and enlist online / Covid-19 compliant in-person community workshops, classes, and development.
- Help promote or organize communication and a community watch that can work together with the town homes and the rest of Bay Crest. Provide viewing access to the surveillance cameras that we pay for.
- Find ways to cut costs without sacrificing the upkeep of the community. Seek out untapped resources for us to make improvements.
- Implement project management tools for maintenance, board members, and committee members to track progress and to have organization, accountability, and transparency.
- Have fun and enjoy ourselves. Organize some fun events and activities (online or Covid compliant in-person) Life and work can be hard. Where you live, shouldn’t be!
