We need a Board of Directors who can and who will work together to get things done! The laws, rules, and regulations that govern Florida condominiums and corporations change constantly. What may have been generally accepted practice just a few years ago, may not be legal today. Knowledge of our governing documents and research of applicable condominium laws are our responsibility to know and to uphold. Common sense, accessible communication, and upholding the rules go a long way. When not equally and consistently upheld or practiced, it creates credibility issues, fosters lack of respect, and feeds frustration. It wastes everyone’s time and money and creates animosity. We need new life, new ideas, and new ways to solve old problems. It’s time to explore new resources that will help us better manage the community and improve the lifestyle that we have here.
I would like to properly and effectively implement the following:
- Technology resources to enhance, simplify, and expedite communications and information. A full service website and a community phone application (app) to conveniently bring all of the necessary functions and resources to your fingertips. This will help with everything from online clubhouse reservations, submission of maintenance job orders, obtaining guest parking passes, to keeping watch over our community, and reporting issues.
- Seek out experts in training or interns. They are supervised by licensed practicing experts and can assist us in anything from office organization to landscape and lighting design and implementation, building improvements, clubhouse interior redesign or consulting, and technology. This is often at a reduced cost without sacrificing quality. Not only would it help us save on budgets, but it would provide opportunities for students to add work project experience to their resumes and portfolios to help jump start their careers.
- Explore the available programs within the state and county. Several Florida counties have Beautification and Florida friendly Landscape grants up to $5,000 that condominium communities have been able to utilize for their landscaping and ground improvement needs.
- Install simple and cost effective additions such as motion activated light switches for the clubhouse and laundry room. This can help us save on energy so that no one leaves the lights on all day or all night. These would also fulfill a dual purpose as they would turn on when someone enters the premises for alert if an entry is breached.
- Install controlled access or upgrade our lock systems for the clubhouse, laundry room, and pedestrian gates.
- Help host monthly or every other month coffee chats so that residents can introduce themselves, vent, make suggestions, be heard, and become part of the solution.
- Compare and price concierge trash service to remove trash several times per week from the property. If the cost is similar, we may be able to reduce the number of dumpsters on the property and free up more parking availability, and in addition, improve the aesthetics upon entering the complex.
- Implement service fees (if allowed) for garbage dumpster abuse and cleanup of debris that costs us time and money to clean up and remove. If able to implement concierge trash removal, the remaining dumpsters can be secured and accessed as needed by personnel.
- Institute a fining committee that is necessary for the review and recommendations for violations and enforcement of rules and regulations – checks and balances.
- Address parking issues in an efficient, fair, and accommodating manner by implementing a new parking sticker and pass system that is designated, timed, and tracks usage. Help eliminate abuse and overuse of the parking spots designated to each unit, as specified in the condominium documents, but will allow for fair accommodations by the community.
- Explore options for designated 1 or 2 night maximum boat and trailer parking – also to be tracked and timed.
- Research and price potential uses for the dead space between the North side of the tennis court and the waterside. Keep the walk through access and replace the former amenity (it was bocce ball) that occupied that space. Perhaps something unique to a condo community on the water such as a small golf putting green or something that residents will use and enjoy.
- Research and work with water enthusiasts to accommodate designated kayak storage and a launch site.
- Consider a designated fish cleaning station.
- Re-evaluate, reorganize, and update the clubhouse room, and its usage areas. This should be a point of pride for the community, not a catch-all space for unwanted items.
- Clean up the laundry room and get it in proper working order.
- Research and consult with a provider for the possibility to set up a secure package receiving locker or a (low to no cost to the Association) micro-market vending machine in the area by the water fountain. This can help residents purchase small items and have convenience without a trip to the grocery store.
- Create and implement a community business plan to keep us on track for future boards to follow and add to so that we can create goals and measure progress throughout the coming years with evolution and improvement of our community.

If I don’t earn your vote, then I strongly encourage you to vote for the other NEW candidates. We have some new people to choose from this year so it’s an exciting time to welcome them! Whatever you do, it’s an opportunity for a new beginning and I encourage your vote to move Bay Pointe forward!
I also ask that if you can, to please attend the annual meeting and bring your properly sealed vote in person. That is the only way to guarantee its arrival and receipt. If you are out of town and cannot attend, I encourage you to keep a copy of your vote and to send your sealed vote by certified mail, or to hand it to a trusted friend and neighbor to deliver it in person at the meeting on your behalf.
